A roofing contractor for every kind of roof

RJB Roofing and Building is a roofing company first: roof repairs, new roofs and flat roofs are the heart of the work. As roofers and builders, we also clear gutters and turn lofts into new rooms, so the services below run from a single slipped tile to a loft conversion.

Each section explains what the work involves and what to look out for. If your job is not listed, or you are not sure what it needs, call 07597 684057 or send the form and describe it. Quotations are free.

Roof repairs in Sunderland

Most roofs that need a roofer do not need replacing. A few tiles that have slipped in the wind, a ridge tile that has worked loose or a cracked slate can let water in for months before anything shows on a ceiling, and a repair now saves a much bigger job later.

We start by looking at the roof properly and telling you honestly what it needs. Then we put it right with tiles or slates to match the rest of the roof, so the repair blends in as well as keeping the weather out.

Roof repairs we do

  • Slipped, cracked or missing tiles replaced
  • Broken slates replaced
  • Ridge and hip tiles re-fixed
  • Storm and wind damage
  • Repairs on homes and commercial properties

Signs a roof needs a repair

  • Tiles or slates in the garden or the gutter
  • A damp patch on a ceiling or chimney breast
  • Daylight showing through the loft
  • A ridge line with gaps or loose tiles

Roof leak repairs and emergency roofers in Sunderland

Water rarely comes through the ceiling right under the hole. It runs along felt, battens and timbers first, so a leak needs tracing back to where it really starts: often the lead around a chimney, a valley between two roof slopes, a cracked tile or a failed flat roof joint.

When a storm has damaged a roof and water is getting in, call 07597 684057. We respond quickly and the first job is to make the roof watertight, so the proper repair can follow.

Leak and emergency work

  • Leaks traced to their source
  • Lead flashings and valleys repaired
  • Leaks around chimneys and roof windows
  • Flat roof leaks
  • Urgent repairs after storm damage

If your roof is leaking

  • Put a bucket under the drip and move anything valuable
  • Turn off lights or sockets near the water
  • Take photos of the damage if it is safe to
  • Never go up on the roof yourself

New dark grey concrete tiles running up a pitched roof to a neatly finished verge, under a blue sky

Roof replacement and new roofs

When tiles are failing all over a roof, or the felt underneath has perished, patching it again and again stops making sense. A new roof puts an end to the repairs and protects the house for years to come.

A roof replacement means stripping the old covering, checking the timbers, laying new breathable membrane and battens, and fixing new tiles or slates, with the ridge and verges finished neatly. We install new roofs on homes and on commercial properties, and we will talk you through the choice of tiles before the work starts.

What a new roof involves

  • Stripping the old tiles or slates
  • Checking the roof timbers
  • New breathable membrane and battens
  • New tiles or slates
  • Ridge, hips and verges finished
  • Lead flashings renewed where needed

Good to know before you start

  • A like-for-like re-roof does not normally need planning permission
  • Building Regulations can apply to larger re-roofing jobs
  • Conservation areas and listed buildings have their own rules
  • Scaffolding usually goes up first

Pitched roofing

Most houses in Sunderland have pitched roofs, from slate on the older terraces to concrete and clay tiles on newer homes. Each kind of roof has its own details: valleys where two slopes meet, hips and ridges along the top, and verges at the gable ends.

We take on pitched roof work of every size, from re-fixing a run of ridge tiles to building and tiling a new porch roof. Getting the details right is what keeps a pitched roof watertight in the wind and rain off the North Sea.

Pitched roof work

  • Tiled and slated roofs
  • Porch and bay roofs
  • Valleys, hips and ridges
  • Verges and gable ends
  • Roof windows fitted into the tiles

Worth checking

  • Moss building up along the bottom of the tiles
  • Mortar falling from the ridge or verges
  • Stains on the ceiling under a valley
  • A porch roof that has started to sag

New rubber flat roof on a single-storey extension, looking down over a garden with a lawn, patio and planters

Flat roofing and flat roof repairs in Sunderland

Rain sits on a flat roof for longer than it does on a pitched one, so a small split, a blister or a lifted edge can let water travel a long way before it shows indoors.

If a flat roof has failed in one place, it can often be repaired. Where the covering is failing all over, or the deck underneath has gone soft, the roof is stripped back, new boards go down where they are needed, and a new covering is laid with its edges and upstands finished. We work on flat roofs for homes and for commercial properties.

Flat roof work

  • Splits, blisters and leaks repaired
  • Old coverings stripped
  • Rotten decking replaced
  • New flat roof coverings
  • Edges, upstands and vents sealed

Where you find flat roofs

  • Single-storey extensions
  • Garages and outbuildings
  • Bay windows and porches
  • Shops, offices and other commercial buildings

Brown gutter and black downpipe along the eaves of a slate roof above red brickwork

Gutter cleaning

Gutters collect moss off the roof, leaves from nearby trees and silt washed down from the tiles. Once they are full, rain pours over the edge instead of down the pipe, soaking the walls and finding its way into the brickwork and around the windows.

Clearing them out keeps the water flowing where it should and helps keep damp and water damage at bay. It is a good job to have done before the winter.

Gutter cleaning covers

  • Gutters cleared along the eaves
  • Moss, leaves and silt removed
  • Downpipes checked for blockages
  • Any problems with the roof edge pointed out

Signs your gutters need clearing

  • Water spilling over the edge in heavy rain
  • Plants or moss growing out of the gutter
  • Damp patches or green streaks on outside walls
  • Gutters sagging under the weight

Newly plastered loft room with a roof window in each sloping ceiling, downlights and double sockets on the end wall

Loft conversions

A loft conversion turns the space under your roof into a room you can use every day, such as a bedroom, an office or a playroom, without giving up any of your garden.

Because we are roofers and builders, the roof work that a conversion needs, such as fitting roof windows to bring in daylight, is done by the same team as the rest of the work. Tell us about your loft and what you would like it to become, and we will talk it through with you.

A loft conversion can include

  • Roof windows for daylight
  • Insulated and plastered walls and ceilings
  • Lighting and sockets
  • A new room ready for decorating

Before you start

  • Check the head height in the middle of the loft
  • Building Regulations apply to a loft conversion
  • Some homes need planning permission, many do not
  • Think about where the stairs will go
